STAGES FROM FIRST WALK-THROUGH TO HANDOVER

01ML-SPEC-01

Tile format

Large-format porcelain reads calm and cuts grout lines; smaller mosaics give the shower floor its fall. Format decides setout, waste and labour hours.

02ML-SPEC-02

Stone or engineered top

Vanity top material, edge profile and whether the basin sits above, under or is integrated. Chosen before joinery is ordered.

03ML-SPEC-03

Tapware finish

Brushed brass, matt black, chrome or gunmetal — matched across mixer, shower set, rail and accessories so nothing is left orphaned.

04ML-SPEC-04

Screen type

Framed, semi-frameless or frameless; hinged or fixed panel. This affects the waterproofing detail and the tile edge underneath.

05ML-SPEC-05

Niche or shelf

Set into a stud wall during rough-in, sized to the tile module so the niche lands on full tiles rather than slivers.

06ML-SPEC-06

Floor waste

Square grate, tile insert or linear channel. The choice sets the fall pattern, and the fall is screeded before waterproofing.

Lighting & ventilation

Mirror lighting, general light and an exhaust that actually moves air — positioned during the electrical rough-in, not after tiling.

Storage

How does the stage calendar affect my timeframe?
