CHAPTER 05 — BEHIND THE SHEET

Plumbing, Electrical and Regulated Work

Behind every bathroom wall are pipes, wiring and, where required, waterproofing. These parts are regulated, and I don’t carry them out myself. Here’s how they fit into your renovation, who completes them, and where my own work starts and stops.

MY WORK

What I do myself

LICENSED SPECIALISTS

Completed by others

Plumbing, electrical and other regulated work, completed by appropriately licensed specialists where your renovation requires it.

NOT OFFERED

24-hour emergency plumbing or electrical

I don’t provide a 24-hour emergency plumbing or electrical service. For an urgent leak or electrical fault, contact a licensed plumber or electrician directly.

LAYER 3 — WATERPROOFING AND SERVICES

Where regulated work sits in a renovation

When a bathroom is stripped back, the pipes and wiring in the frame are exposed, and that’s usually when they’re moved, replaced or extended. Waterproofing then goes on over the new sheeting before any tile is laid. Each of these steps sits between my own stages of work, so the order matters.

At the on-site assessment I look at what’s likely to involve licensed trades, so you know early which parts of the job I’ll complete and which will be done by a licensed specialist. Where it suits your project, I can coordinate their involvement so their work fits around the preparation, sheeting and tiling. You still deal directly with me throughout the renovation.

See how these stages fit together in How a Bathroom Renovation Works.

NOTICE

Clear lines on licences and regulated work

I’m an independent home renovation specialist, not a licensed plumber, electrician, structural engineer, architect or building surveyor. I don’t personally undertake regulated work that needs those licences.

Business registration details and credentials are published on this site only once they’ve been verified.

What’s required for a particular bathroom depends on the property’s condition, the scope of work and the requirements that apply. That’s confirmed on site, not assumed in advance.

QUESTIONS WORTH ASKING

Before your renovation starts

Will you do the plumbing or electrical work yourself?

No. Those components are completed by appropriately licensed specialists where required. My work covers the preparation and finishing around them.

Can you organise the licensed trades for me?

Where it suits your renovation, I may coordinate their involvement. We’ll talk it through at the assessment so it’s clear who’s doing what before the work starts.

Does regulated work change the cost?

It can. Prices vary with the existing conditions, materials, preparation and work involved, which is why a detailed quotation generally needs an on-site assessment. Read more in What Affects Bathroom Renovation Costs.
