Getting started and quoting

How is a bathroom renovation quote put together?

It starts with a measured look at the actual room — wall construction, floor structure, where the drainage and stack sit, and whether fixtures are staying put or moving. From there the scope is written as a line-by-line list: strip-out and waste removal, plumbing and electrical rough-in, waterproofing, screeding, tiling by area and format, cabinetry, screen, and the fixtures you have selected. Where selections are not final, they appear as allowances so you can see exactly which numbers are still open. Why do two quotes for the same bathroom look completely different?

Almost always because the inclusions differ, not because one trade is cheaper. Common gaps: how far the waterproof membrane is carried up walls and out into the floor, whether the floor is re-screeded or tiled over, tile format and layout (large-format and herringbone carry more labour than a straight-set 300×600), whether the shower screen is framed or frameless, whether stone tops are included or only laminate, and whether waste removal, protection of hallways and making good beyond the room are inside the figure. What should I have ready before asking for a quote?

Rough room dimensions, a few phone photos from opposite corners, the age and type of the dwelling, and a clear answer on one question: are fixtures staying in place or moving? Relocating a toilet or shower waste changes the plumbing scope more than any finish selection will. A short note on what you dislike about the current room is more useful than a folder of images. Selections are decisions with consequences for labour, lead time and drainage — not just appearance. These three come up in almost every first conversation.

Do I need a design before construction starts?

You need a resolved layout and a locked selection list. For a like-for-like refresh that can be a marked-up plan and a schedule of fixtures. Can I supply my own tiles, tapware or vanity?

Client-supplied items are workable when they arrive complete, on time and with their installation components — mixer bodies, wall brackets, waste kits and any concealed cistern parts. The risks sit with quantities and lead times: short-ordered tile from a discontinued batch can stop a wall mid-run. Anything supplied by you carries only the supplier’s own warranty. How do I choose tile format, pattern and grout colour?

Work backwards from the room. Large-format tile reduces grout lines but needs flat substrate and careful falls in wet areas; small mosaics handle a shower floor’s fall far more easily. Grout colour set close to the tile quietens a wall; contrast grout turns the pattern into the feature and shows every setout error, so it demands tighter work. Timeline and living through it

How long does a bathroom renovation take?

Duration is driven by stages, not by square metres. Strip-out is fast. Rough-in plumbing and electrical is a booked trade visit. Waterproofing is applied in coats with fixed drying intervals between them. Tiling depends on format and area, then grouting, then a further wait before silicone and screens. Fit-off is quick but relies on every fixture being on site. Delays cluster around two things: a fixture that has not arrived, and a hidden condition found at strip-out. Can we live at home during the works?

Most households do, provided there is a second working toilet and shower. If the bathroom being renovated is the only one, plan for alternative arrangements across the wet stages — the room is genuinely unusable from strip-out through to fit-off, and water may be isolated for periods during rough-in. In a two-bathroom home, renovating the ensuite first and the main bathroom second keeps one room in service throughout.

What about dust, noise and access to the rest of the house?

Demolition is the loud, dusty day; tile cutting is the second. Protection matters more than promises here — floor covering along the access route, sheeting at the doorway, and waste removed rather than stockpiled in the yard. Trade hours follow local council restrictions, and in apartment buildings the body corporate rules are usually tighter again. Technical and waterproofing

Why can't waterproofing be sped up to save a day?

Because cure time is a property of the product, not of the schedule. Membranes are applied in coats over primed, prepared substrate with bond breakers at junctions and reinforcing at internal corners, floor-to-wall joints and around penetrations. Each coat needs its stated drying window before the next, and the completed system needs to be fully cured before anyone screeds or tiles over it. Tiling onto a green membrane is the single most common origin of a leak that appears eighteen months later, behind finished tile that then has to come off. What does a hobless or walk-in shower actually require?

Floor depth. To run tile flat from the room into the shower with no step, the shower zone has to be set down within the floor structure so the screed can carry a consistent fall to the waste — usually a linear channel at the wall or the screen line rather than a centre point. That is straightforward on a concrete slab with room to recess, and more involved on a timber floor where joists are being modified. My shower leaks — does the whole bathroom need rebuilding?

Not necessarily, but honest diagnosis comes first. Water at a skirting or a bubbling wall on the far side can come from failed silicone, a cracked grout line, a poorly detailed waste flange, a screen fixed through the membrane, or a membrane that was never carried high enough. Some of those are contained repairs; others mean the shower zone comes out to the substrate because a membrane cannot be patched into an old one reliably. What is found decides which. Apartments, strata, costs and variations

Can an apartment bathroom be renovated?

Often yes, within the building’s rules. Owners corporations typically set working hours, require notice or written approval before works start, restrict lift and common-area use, and may prohibit any change to common property — which can include the slab, the stack and sometimes the waterproofing interface. Waste removal has to be planned rather than improvised. Get the by-laws and any approval process underway early; it is the most common cause of a delayed start in South Yarra and Prahran apartment work.

What happens if strip-out reveals damage?

It gets stopped, photographed and priced before it gets covered. Older Malvern and Armadale homes commonly hide rotted floor timbers or bearers under a long-leaking shower, corroded galvanised pipework, wall framing that is out of plumb, or previous work done without a membrane. None of that can be quoted in advance because none of it is visible. The honest approach is a written variation describing the condition found, the remedial work required and the cost, agreed before the trade proceeds.

What else causes a scope to change mid-project?

Three things, in order of frequency: changed selections after ordering, added scope once the room is open (a niche, a heated towel rail circuit, relocating a waste), and hidden conditions. The first two are entirely within your control and are easiest to avoid by finalising the selection list before demolition. Handover and aftercare

What is actually checked at handover?

The room is walked with you. Water is run to confirm the shower floor drains cleanly to the waste with no ponding; tapware and mixers are operated through their range; the toilet is checked for seal and function; screen doors are checked for alignment, clearance and free swing; drawer and door fronts are adjusted for even reveals; silicone lines at internal corners and floor junctions are inspected; and tile cuts, edges and grout are reviewed under the room’s own lighting. Anything not right goes on a written list with a date to be corrected. Handover is stage twelve of the renovation process.

How should stone, grout and screens be looked after?

Natural stone tops and floors dislike acidic and abrasive cleaners — pH-neutral products only, and spills wiped rather than left. Grout stays cleanest with ventilation: run the exhaust fan during and after showering and squeegee the screen, which does more for glass than any coating. Brushed and living finishes on tapware will change over time by design; check the manufacturer’s care instructions supplied with the product. Silicone at wet junctions is a maintenance item and is expected to be renewed periodically over the life of the room.
