THE QUESTION BEHIND THE QUOTE
“How much will my bathroom renovation cost?” is the first thing most homeowners want to know, and it’s a fair question. The honest answer depends on things you often can’t see yet: what’s behind the tiles, what the room needs before it can be finished, and what you’d like to change.
This guide explains each factor in plain English, so you know what shapes the figure before you ask for one.
Pitted, cracked cement render: the kind of surface that changes how much preparation a wall needs.
SIX FACTORS THAT SHAPE A QUOTE
Two bathrooms of the same size can need very different work. Cost follows the condition of the room and the scope you choose, not the floor area alone. These are the six things I look at most closely.
1
The age of the bathroom, how it was built and what’s already in place all set the starting point. A sound room needs less work before new finishes go on.
2
The visible finish doesn’t show the full condition of a bathroom. Moisture damage, failed sheeting or loose substrate behind tiles can only be fully confirmed once the old surfaces come off. Read why the finish can mislead.
3
Stripping out, levelling floors, replacing or patching sheeting and getting walls true all take time. It’s work you won’t see at the end, but it decides how long the result lasts.
4
Tile size and type, fixtures and finishing products vary widely. Large-format or detailed tiles can also change the labour involved. I’ll talk you through what suits the room and how you use it.
5
Keeping fixtures where they are is usually simpler than moving them. Relocating a shower, toilet or vanity can mean plumbing and other work completed by appropriately licensed specialists.
6
A refresh of finishes and a complete strip-back to the frame are different projects. Scope also covers regulated components such as plumbing, electrical and waterproofing, which licensed specialists complete where required.
Cracked plaster and patch repairs over brickwork, the sort of substrate that only shows itself once finishes come off.
WHERE ESTIMATES GO WRONG
A figure given over the phone can only be based on what you describe. It can’t account for soft spots in the floor, damp behind a skirting or walls that are well out of plumb.
That’s why I don’t offer instant fixed-price quotations. I’d rather tell you clearly what I can see, what I can’t yet confirm and how that might affect the work.
Prices vary according to the existing conditions, materials, preparation and work involved. A detailed quotation generally requires an on-site assessment of your bathroom.
BEFORE YOU ASK FOR A QUOTE
— What bothers you most about the bathroom now: wear, cleaning, layout or leaks.
— Whether you’d like to keep the existing layout or move fixtures.
— Any signs you’ve noticed, such as cracked grout, drummy tiles or stained skirting.
— Rough ideas for tiles and finishes, even if they’re undecided.
— Whether the bathroom is part of a larger home renovation.
With that, I can come and assess the room, talk you through the options and explain what the work would involve, directly with you.
