A suburb where the building sets the brief

South Yarra bathrooms rarely sit in a freestanding house on a timber floor. Most of the wet areas we are asked to look at here are inside apartments — newer towers off Toorak Road and Chapel Street, and the low-rise 1960s and 70s walk-ups that fill the streets between Punt Road and the river. Between them sit townhouses, and the Victorian terraces around Domain Road and the Botanic Gardens edge, which behave completely differently again.
The practical consequence is the same across most of the apartment stock: the bathroom sits on a concrete slab, the waste and vent connect into a shared riser, and the floor waste is where the original builder put it. Moving that point is a structural and common-property question before it is a design one, so the honest starting position in South Yarra is to plan a high-quality renovation within the existing wet footprint, and only investigate reconfiguration when the building and the plumbing genuinely allow it.

Two realistic scopes for a South Yarra apartment

Almost every enquiry from 3141 resolves into one of these two. Knowing which one applies changes the drawings, the trade sequence and the strata paperwork.
SCOPE A

Renovation within the existing wet footprint

Strip out to substrate. Existing floor waste, shower position, pan connection and vanity wall retained. New waterproofing membrane, screed and falls, full wall and floor tiling, new screen, vanity, mirror cabinet, tapware, toilet suite, exhaust and lighting.

SCOPE B

Reconfiguration of the layout

Shower relocated, bath removed, floor waste moved, or a wall shifted between the bathroom and an adjoining room. On a suspended concrete slab this means either core-drilling and a new connection into common property, or building floor levels up to run waste within the apartment — which affects door swings, thresholds and the ceiling below.

What has to be booked before the first trade arrives

In a house, week one is demolition. In a South Yarra apartment, week one is paperwork and bookings. These items sit on the program before any wall comes off.
01   STRATA / OWNERS CORPORATION APPROVAL
Scope description, trade details and insurance certificates submitted to the manager or committee. Approval timing is set by the building’s meeting cycle, not by us.
02   WATER SHUTDOWN WINDOW
Isolating a riser affects other apartments. Buildings usually require notice, a set day and a fixed window, so rough-in is planned around that slot.
03   SERVICE LIFT BOOKING
Lift protection blankets, booked delivery times and a loading dock slot for stone tops, screens, tile pallets and waste out.
04   NOISE AND WORKING HOURS
Core-drilling, jackhammering and tile cutting are usually restricted to defined hours, which stretches the demolition stage compared with a house.
05   COMMON AREA PROTECTION
Corridor carpet, lift lobby and entry floors protected for the duration, with access routes agreed with building management up front.
06   WASTE REMOVAL METHOD
Where a skip cannot be placed on the street, demolition waste is bagged and carried out on scheduled runs — a real cost and time factor in tower work.
07   RISER AND SLAB INVESTIGATION
Confirming where the existing waste enters the riser, and slab thickness, before anyone promises a relocated shower or a hobless floor.

The suburb’s housing splits cleanly, and each type changes what is possible behind the wall.

High-rise apartments

Compact, often windowless, with mechanical exhaust ducted to a shaft. Tight to the slab but generous on finish potential. Usually Scope A, with the result decided by niche placement, screen type, tile set-out and lighting.

1960s–70s walk-ups

Original tiling over render, small vanities, cast baths and separate toilets. These frequently reveal aged waterproofing and dated pipework once opened, so an allowance for the unknown belongs in the plan from the start.

Townhouses and Domain Road terraces

Upstairs bathrooms on timber floors, ground-floor powder rooms, and Victorian plans with wet areas added at the rear. Closer in character to our Prahran and Armadale work than to tower fitouts.

Questions we are asked about apartment bathrooms

Can the shower be moved in my apartment?

Sometimes, but it has to be checked rather than assumed. On a concrete slab it depends on slab thickness, where the existing waste enters the riser, whether core-drilling is permitted, and whether the required fall can be achieved without raising the floor awkwardly. That investigation belongs at the site assessment stage, before the design is fixed.

Do I need owners corporation approval?

Most buildings require notice or formal approval for wet-area work, and nearly all require it where common-property plumbing, risers or the slab are involved. We can supply the scope description and trade documentation a manager typically asks for; the decision and its timing sit with the building.

Will my water be off the whole time?

No. Isolation is normally needed for defined periods during rough-in and fit-off, arranged inside the building’s approved shutdown window and notified in advance. The rest of the program runs with services live.

Can I stay in the apartment during the works?

It depends on whether there is a second bathroom. In a single-bathroom apartment the wet area is unusable from demolition until fit-off, so many owners arrange alternative accommodation or plan the works while the apartment is vacant between tenancies.

Does an apartment bathroom take longer than a house?
