Bathroom Renovations Armadale

Victorian terraces, Edwardian villas and rear lean-to wet areas off High Street — planned around the footprint the house already has, not the one a catalogue assumes.

01 / THE SUBURB

Period footprints, modern wet areas

The residential streets running off High Street in Armadale are dominated by single and double-fronted Victorian terraces, Edwardian villas and a smaller number of interwar flats. Almost none were built expecting a full bathroom, an ensuite and a laundry inside the same footprint. The familiar result is a narrow central hallway, generous front rooms, and a wet area pushed into a rear lean-to that was added later and is rarely square.

We plan Armadale bathrooms around that reality rather than against it. Before anything is drawn, the floor structure, wall thicknesses, waste and vent positions and ceiling heights are measured, because in a period home those four things decide what is possible far more than a mood board does. Only then is the layout set through bathroom design, with selections written down and coded before any demolition begins. If the room is genuinely tight, the planning approach in small bathroom renovations usually applies; where the brief is a full heritage-sensitive rebuild with stone and detailed joinery, see luxury bathroom renovations.

02 / DETAIL LEDGER

Detailing that suits a period home

Three decisions do most of the work in an Armadale bathroom. Behind all of them sits the part nobody sees: falls, substrates and membrane, set out in bathroom waterproofing and executed before a single tile is set.
01

Vertical wall panelling

VJ-profile panelling to dado height over a compliant sheet substrate, sealed and painted, with tiling kept to the shower and splash zones so the room still reads as a period room.

02

Tessellated-look floors

Small-format porcelain in geometric or hexagon patterns gives the period reference with modern slip performance. More grout lines means more set-out, which is planned in bathroom tiling before ordering.

AR-02 · FLOOR FORMAT

03

Traditional tapware profiles

Cross or lever handles, exposed shower sets and pedestal or console basins in chrome or brushed brass. Finishes are locked as one family across basin, shower and bath so nothing arrives mismatched.

03 / SITE CONDITIONS

Access, parking and neighbours

Armadale terrace rows sit close together with narrow frontages, restricted or metered street parking and, in many cases, no off-street space at all. That affects sequencing as much as the design does — deliveries are staged rather than dumped, and demolition waste is removed on planned days instead of accumulating in front of the house.

Getting material in and out

Where there is no side access, everything travels through the hallway. Floor protection, dust screening at the door line and a set route through the house are agreed at the site assessment, and skip or works-zone permits are arranged with the local council where the street requires one.

Shared and party walls

In an attached terrace, noisy work — strip-out, core drilling, wall chasing — is grouped into defined windows so neighbours know what is coming. Waste and vent relocations near a shared wall are checked at rough-in rather than discovered at tiling stage. The full sequence is set out in our twelve-stage renovation process.

04 / SCOPE

Services most requested in Armadale

Beyond the three below, period homes here regularly call for luxury bathroom renovations, a rear ensuite carved from a bedroom, a shower rebuild where an older base has failed, or a compact laundry fitout in the lean-to. The complete list sits on the services page.

SV-04

Small Bathroom Renovations

Layouts for 2m × 2m rear bathrooms: wall-hung basins, hobless entries, sliding or inward door swaps and niche storage instead of bulky cabinetry.

SV-06

Bathroom Design

Measured plans, elevations and a written selection schedule so panelling, tile set-out, tapware and lighting are resolved before trades are booked.

SV-07

Bathroom Tiling

Pattern floors, subway and stack-bond walls, mitred external corners and grout colours chosen against the panelling rather than after it.

05 / REFERENCES

Armadale project references

We do not publish case studies for suburbs where we have no completed work documented, and the photography on this page is licensed material and finish reference rather than a record of a local job. The projects index explains what is currently available to view and what each reference is intended to show. If you would like to talk through a specific Armadale layout — a lean-to conversion, a rear ensuite, a shower that keeps failing — bring the floor plan or a few phone photos to the consultation and we will work from those.

06 / LOCAL QUESTIONS

Armadale renovation questions

Can a period bathroom keep its character and still be waterproofed properly?

Yes — the two are separate layers. Panelling, tessellated-look floors and traditional tapware are surface decisions; the membrane, falls, substrate and junction detailing sit behind and beneath them and are built to current wet-area requirements. See the waterproofing guide for the sequence.

Will a proper bathroom fit in a rear lean-to?

Often, but the answer depends on the existing waste position, the head height under a skillion roof and whether the laundry shares the space. Common moves are combining bathroom and laundry, borrowing 200–300mm from a hallway or robe, and switching to a hobless walk-in shower to recover usable floor. Layout options are discussed in bathroom layout ideas.

Do uneven period floors cause problems?

They are the norm rather than the exception. Timber subfloors in older homes move and step down into rear additions, so levelling, packing or re-sheeting is assessed at strip-out and confirmed before tiling. Getting the falls right is what stops water tracking out of the shower zone later.

How disruptive is the work in an attached terrace?

Loud stages are short and grouped: strip-out, chasing and core drilling early, then quieter trades. Access routes, dust protection and waste removal days are set out at the start so you and your neighbours know the plan. General questions are answered on the FAQ page.
