01 / THE SUBURB

What Malvern homes bring to a bathroom renovation

Malvern’s housing stock is unusually mixed for a single postcode. The streets running off Glenferrie Road and Wattletree Road hold late Victorian and Edwardian villas with high ceilings, lath-and-plaster walls and hardwood floors. Behind them sit rows of Californian bungalows from the 1920s and 30s, then interwar and post-war apartment blocks close to the shopping strips and the Malvern and Armadale station lines. Newer townhouses fill former single-block sites, usually with a ground-floor powder room and a first-floor main bathroom stacked over a compact ensuite.

Those four building types fail and behave differently once a bathroom is opened up. A bungalow bathroom on a timber floor needs the sheet flooring, joists and bearers checked before anything is set out. A single-brick wall gives you almost no depth for concealed cisterns or in-wall mixers, so the layout has to solve that on the drawing rather than on site. Older copper and galvanised runs are frequently the reason a shower has poor pressure, and an apartment’s common-property drainage sets hard limits on where a floor waste can move to.

The point of a suburb page like this is not to claim local mystique. It is to say plainly what gets found in Malvern bathrooms and how that changes the scope, the sequence and the cost. 02 / HOUSING LEDGER

Five Malvern building types and the wet-area issues each one carries

01 — Edwardian and Victorian villas

Original bathroom is usually small, at the rear, with a separate toilet next to it and a back door nearby. Timber floor over bearers, lath-and-plaster or single-brick walls, sometimes an added lean-to roof. Common scope: remove the dividing wall to make one room, re-sheet the floor, re-run waste and water, then waterproof and tile the full wet area. SPEC MAL-01 · FULL STRIP-OUT

02 — Californian bungalows

Slightly larger footprint, often with a window on the wet wall and a hallway linen cupboard that can be borrowed for storage. Floors are timber; sub-floor access from the side of the house is usually workable. Common scope: a full renovation with the shower relocated off the external wall and a hobless walk-in shower set down into the floor structure. SPEC MAL-02 · SET-DOWN SHOWER

03 — Interwar and post-war apartment blocks

Concrete floors, shared risers and body-corporate rules on working hours, lift use and rubbish removal. Drainage position is often fixed, so the layout is designed around the existing waste. Common scope: a small bathroom renovation keeping the fixture positions, with a screed to fall, new membrane and a wall-hung vanity to recover floor space. SPEC MAL-03 · FIXED SERVICES

04 — Newer townhouses and infill homes

Bathrooms stacked over each other on a first floor, builder-grade tiling and a compact ensuite behind the main bedroom. Usually structurally sound, so the work is finish-led. Common scope: ensuite renovation, screen and tapware upgrade, and a shower rebuild where the original membrane has been cut or poorly detailed at the waste. SPEC MAL-04 · FINISH UPGRADE

05 — Rear extensions and converted service rooms

Old sleep-outs, sun rooms and back-of-house laundries converted into a second bathroom, often on a slab poured against the original stumps. Levels rarely match. Common scope: a combined laundry renovation and bathroom, with a European laundry stack and a set-down or graded floor to bring the two levels together. SPEC MAL-05 · LEVEL CORRECTION

03 / SITE LOGISTICS

Access, parking and skip placement on Malvern streets

Plenty of Malvern streets are narrow, tree-lined and metered or permit-zoned, particularly close to Glenferrie Road, Malvern Road and the station precincts. That affects a renovation more than people expect, because a bathroom job runs on a steady flow of deliveries: bin drops, tile pallets, a bath or screen that has to be carried through the house, and trade vehicles that need to be parked within reach of the room.

Before the first day we work through three things with you. Where the waste goes — a skip or bin bag on the street or nature strip generally requires a permit from the local council, while a driveway or rear laneway placement usually does not. How materials reach the room — down a hallway with original floorboards and skirtings that need protection, up a townhouse stair, or through an apartment lift with booking rules and time windows. And where trades park each day, so the job is not losing an hour to a circling ute.

Inside the house, protection is part of the scope rather than an afterthought: covered floors along the delivery path, dust control at the bathroom door, and services isolated so the rest of the home stays usable while the wet area is out of action.

05 / SEQUENCE

How a Malvern project is typically sequenced

The order does not change much between houses; what changes is how long the middle stages take. A period home with timber floors and old pipework spends more time between demolition and waterproofing, because the sub-floor, framing and services all have to be corrected before a membrane can go down. An apartment or townhouse usually moves through that band faster.

The twelve stages we work to are set out on the renovation process page, and the realistic stage durations are explained in how long a bathroom renovation takes.

01   Consultation and measure at the house
02   Site assessment — floor structure, walls, services
03   Design and layout, including the toilet decision
04   Written quote against a fixed scope
05   Material selections and lead-time check
06   Protection, demolition and waste removal
07   Plumbing and electrical rough-in
08   Sheeting, screed and waterproof membrane
09   Tiling — floor set-out first, then walls
10   Fixtures, joinery, screen and tapware
11   Silicone, paint, detailing and clean
12   Handover walkthrough and defect check

06 / QUESTIONS

Malvern bathroom renovation questions

Can the separate toilet be brought into the bathroom?

Often, yes — it is one of the most common changes requested in period Malvern homes. It depends on whether the dividing wall is load-bearing, where the soil pipe runs, and whether removing the second door leaves a workable hallway. That call is made at the site assessment, not on the phone.

What happens with a timber floor under a wet area?

Once the old floor comes up, the joists and bearers are inspected for rot or movement, particularly around the old shower and waste. Damaged timber is replaced, the floor is re-sheeted with a suitable wet-area substrate, and a set-down is formed if a hobless shower is part of the design. Only then does the membrane go on.

Do you replace old copper and galvanised pipework?

Where it serves the bathroom and is accessible during the strip-out, replacing aged runs is usually sensible rather than tiling over them. Whole-house re-piping is a separate decision and is quoted as its own item so you can see what belongs to the bathroom scope and what does not.

Where does the skip go on a narrow street?

Driveway or rear-lane placement first, where the property allows it. If waste has to sit on the street or nature strip, a council permit is generally required and that is arranged before demolition week rather than during it. Smaller jobs are sometimes better served by bin bags removed progressively.

Do you work on Malvern apartments?

Yes. Apartment work is planned around body-corporate rules — permitted working hours, lift protection and bookings, and the fact that common-property drainage usually fixes the waste position. That constraint is designed for in the layout stage so nothing has to be reworked on site. Similar conditions apply in South Yarra and Prahran.

Do you have Malvern projects I can look at?

Rather than publishing case studies we cannot substantiate, the projects index explains what design references are available and how we present layouts, material boards and finish combinations at consultation. Photography used across this site is illustrative renovation imagery, not a claim about specific completed jobs.
