Bathroom Renovations Malvern East

Interwar brick, post-war rear additions and 1960s–70s unit blocks — three very different sets of wet-area constraints inside one postcode. We plan each scope around what the building will actually allow.

01 / THE AREA

One postcode, three renovation problems

Malvern East runs east from Malvern through the Darling and Central Park pockets and down toward Chadstone. The blocks are generally deeper than those in Malvern proper, which is why so many homes here already carry a rear addition — and why the original bathroom is often stranded mid-plan, small, and serving the whole house.

The three scopes that come up most are consistent: opening up a cramped original bathroom that was never designed around a shower screen; adding an ensuite into a rear extension where drainage already runs; and refreshing a unit bathroom where the stack position, slab and body corporate rules set the boundaries before any selection is made.

Each is a different planning exercise. A period-house bathroom usually has timber floors, a subfloor to work with and room to move a waste. A 1970s unit on a slab usually does not. We assess which one you have before recommending a layout — that assessment work sits in Bathroom Design.

02 / HOUSING STOCK LEDGER

What we usually find behind the wall

01

Interwar brick, Darling & Central Park

Original bathrooms are typically narrow with a door swing eating the only usable wall. Timber subfloors usually allow the waste and screen line to move, which is what unlocks a walk-in shower.

02

Post-war homes with rear additions

Where an extension already exists, an ensuite can often be taken off the main bedroom by borrowing depth from a robe run and tying into existing drainage rather than cutting new lines across the slab.
SCOPE · NEW WET AREA · SB-02
03

1960s–70s brick unit blocks

Slab construction and a fixed stack usually mean fixtures stay close to where they are. The gains come from screen type, niche placement, tile format and a vanity sized to the millimetre.

03 / UNIT WORK & ACCESS

Body corporate, access and hours

Unit bathrooms in Malvern East usually involve a second set of rules alongside the build. Owners corporations commonly ask for written notice of works, confirmation of waterproofing to common walls or floors, agreed working hours, and protection of shared entries and lifts.

We plan the sequence so noisy stages sit inside permitted hours, waste is removed rather than stored in common areas, and the wet-area membrane detail is documented for your records. See Waterproofing for how that stage is handled.

Notice of works — confirm what your owners corporation requires before demolition is booked. Requirements differ block to block.

Street and driveway access — several streets near Darling and around Central Park are narrow or permit-restricted, so deliveries and skip placement are staged rather than left standing.

Working hours — cutting, coring and strip-out are grouped into the earliest stages so the noisiest days are finished and behind you.

Protection — floor and entry protection through shared corridors and stairs, with daily clean-down of the path from door to work area.

Laundry in the same wall run — many units carry the laundry beside or inside the bathroom, so it is worth pricing both together. See Laundry Renovations.

Stage order for every scope is set out in our twelve-stage renovation process.

04 / LOCAL QUESTIONS

Malvern East bathroom questions

Can an ensuite be added to a rear extension?

Often, if drainage and structure allow. The practical questions are where the waste can run, whether the ceiling can carry ventilation, and how much depth can be borrowed from the adjoining bedroom without ruining the robe.

Can fixtures move in a 1970s unit?

Sometimes, but on a concrete slab it depends on the stack, fall and any common-property restrictions. Where movement is limited we work the layout through screen type, a hobless floor, niche placement and vanity sizing instead.

Do you handle the tiling and waterproofing?

Yes — membrane and tiling are sequenced as part of the same scope, so set-out, falls and junction detail are decided together rather than by separate trades.

How long will the bathroom be out of use?

It depends on scope, membrane cure requirements and lead times on selected items. The stage-by-stage breakdown is set out in our renovation timeline guide so you can plan around the wet stages.

What drives the cost of a job here?

Scope of demolition, whether services move, tile format and set-out complexity, and the specification of tapware, stone and joinery. We explain the variables in what drives renovation cost in Malvern.

Are there Malvern East projects to view?

Case studies are published only as work is documented and released with the owner’s permission, so we do not list projects we cannot show. The current index is on the Projects page, and design references appear throughout the service pages.
